New Construction and Additions in Crestview, FL
Building from the ground up takes someone who knows concrete, block, framing, and finish work, and can keep it all on track. You deal with one person from the first conversation to the last walkthrough.

New construction in Crestview from a crew that does the hard parts itself
Crestview is one of the fastest-growing parts of Northwest Florida, and a lot of what is going up around the I-10 and Highway 85 corridors is being built by crews that were assembled last month. L&N Professional Services does new construction and additions across Crestview, Fort Walton Beach, Destin, Navarre, and Okaloosa County the other way: a small licensed and insured crew that pours the foundation, lays the block, and does the finish work with its own hands, and brings in licensed trade partners for the rest.
Whether you want a complete small build managed start to finish or you are an owner-builder who needs the slab, block, tile, and drywall done right, you get Lakinzee on site and one number to call.
What we build
- Room additions and bump-outs tied into the existing structure
- Detached garages, workshops, and storage buildings on slab with block or frame walls
- Mother-in-law suites and accessory dwellings where zoning allows
- Small commercial buildings and shells: pads, block, and interior finish
- Foundations and stem walls for builders and owner-builders
- Carports, covered patios, and outdoor kitchens on new slabs
How a new build goes with L&N
- Plan and priceWe review your drawings (or help you get some), walk the lot, and talk through block vs. frame, drainage, and access. You get a written scope, price, and schedule.
- PermitsWe pull the building permit and line up inspections. If engineering is required, we coordinate it.
- Site and foundationClearing, grading, forms, reinforcement, and the slab or footing pour. Our concrete work is the base everything else stands on, so we do not rush it.
- Walls and structureBlock walls go up with reinforcement and grout where the plan calls for it, followed by bond beam, trusses, and roof. Licensed plumbing, electrical, and HVAC partners rough in and inspections happen.
- FinishDrywall, tile, flooring, trim, fixtures, and a final walkthrough. You get a clean building and a punch list that actually gets finished.
Signs you are ready to build
- You priced moving and realized an addition gets you the space for less
- You need a real workshop or garage and a metal carport is not cutting it
- Family is moving in and the house needs a separate suite
- You own a lot and want a small build done by people you can reach
- You are an owner-builder and need reliable trades for the concrete, block, and finish
- Your business has outgrown its space and a small commercial shell makes sense
What new construction costs
New construction is priced per project, not per square foot, because the same square footage can be a plain storage building or a finished suite with a tiled bath. What moves the number:
- Size and foundation type
- Block vs. frame exterior walls
- Finish level: bare shell, basic finish, or fully finished living space
- Plumbing, electrical, and HVAC scope and the licensed partners it requires
- Engineering, permits, and impact fees
- Site work: clearing, grading, fill, and drainage

Why L&N for your build
On a new build, the foundation and the block are the parts you can never fix later. We do both ourselves, and we have been doing them as a licensed and insured Florida LLC since 2021. A owner-run crew means Lakinzee is on your site every day, not on three other sites. And because we also do tile and drywall and finish work, the handoffs that usually cause delays simply do not happen.
New construction questions we get asked
Do you build whole houses or just parts of them?
Both, depending on the project. We take on complete small builds, additions, garages, and workshops start to finish, and we also come in on larger builds to do the foundation, block, tile, and drywall for a builder or an owner-builder.
How long does an addition take?
From permit in hand, a typical room addition is a matter of weeks to a couple of months depending on size, weather, inspections, and material lead times. We give you a written schedule with the quote and keep you posted as it moves.
Can I act as my own owner-builder and hire you for the trades?
Yes. Plenty of people in Okaloosa County do. We will tell you exactly which pieces we can take off your plate (usually the slab, block, tile, and drywall) and coordinate with your other trades.
Who handles permits and inspections on a new build?
When we are the contractor on the project, we do. We know what the county and the cities in it look for and we schedule inspections so the job does not sit waiting.
Is block or frame better for a new build here?
In the Panhandle, block exterior walls hold up better to wind, moisture, and termites and are often favored by insurers. Frame can be the right call for certain additions and interior work. We will walk you through the tradeoffs for your lot and budget.
From the slab up, one crew.
